
A five-hectare eco-luxury estate near Lecce
Set within a five-hectare walled estate near Novoli, a short drive inland from Lecce, this eco-luxury retreat is a rare kind of place: a working landscape of olive groves, orchards and thematic gardens where a rose-pink masseria stands reflected in a still ornamental pond. It is a project built around a simple idea, that people and nature can live in constant conversation. Thirty-three themed gardens, sensorial paths and walking trails thread between the buildings, alongside a synergetic organic vegetable garden, an orchard, ponds and an ancient citrus grove.
The estate sleeps up to twenty-four guests across twelve individually designed en-suite double bedrooms, ten doubles and two large suites, one bedroom with its own private outdoor hot tub. Each room is a world of its own, with whitewashed vaulted ceilings, hand-embroidered bedspreads, antiques and bespoke made-to-measure furniture in vivid Mediterranean colour. Every bathroom is designed as carefully as the room it serves.
Days move between water and shade. A long heated pool lies among the olive trees with hammocks and loungers along its edge, and two outdoor hot tubs sit close by. A full spa brings a hammam, a Finnish sauna, balneotherapy, a treatment room set in the green and a room for oriental massage. There is a Technogym fitness room, a games room with indoor and outdoor billiards, a five-a-side pitch and a basketball court, a professional yoga lounge and quiet corners for meditation. Above it all, a rooftop terrace with its own bar catches the Salento sunset.
Life here gathers around the table. A professional kitchen and a dining room seat all twenty-four, with a barbecue and pizza oven and further places laid outdoors, in the olive garden, the vineyard and beside the pool. A well-stocked library holds books in four languages, a small boutique sells the estate's own produce, and bicycles, including e-bikes, wait by a car park with an EV charger. A chapel, a pagoda and shaded pavilions complete a property made equally for celebrations and for stillness, whether a family holiday, a group of friends, a wedding or a wellness or creative retreat.
Lecce lies fourteen kilometres away and the nearest beaches around twenty-two, with Gallipoli, Otranto and the wider Salento coast within easy reach. Brindisi airport is forty-five minutes by car.
From EUR 6,630 per night (October to May) to EUR 7,590 per night (June to September and the Easter and Christmas periods), for exclusive use of the estate with daily breakfast. Reduced-occupancy rates for up to 10 bedrooms start from EUR 5,400 per night.
Four nights in high season and over the Easter and Christmas periods; three nights from October to May.
A refundable security deposit of EUR 6,000 (pre-authorised by credit card on arrival), food and drinks, a private chef on request, and pool heating and EV charging by consumption. The pool is heated free of charge over the Easter and Christmas periods.
A 30% non-refundable deposit confirms the booking, 50% is due 90 days before arrival and the balance 30 days before. Bank transfer carries no fee; non-EU credit cards incur a 4% surcharge.
No pets and no children under 16 unless agreed in advance. The kitchen is reserved for a professional chef, provided by guests or by the estate on request.
